Lifting a shore home to flood elevation changes its venting geometry. The original vent stacks were sized for fixtures at their old height; after the lift, they extend through the new roofline while vent runs in the new floor cavity lengthen. Long, flat vent runs sag, holding condensate that chokes airflow — the vent cannot break the vacuum, so traps siphon dry. Retrofits can compound the problem by tying new fixtures into undersized old vents. The correction: re-pitch vents to drain back toward the stack, size for the developed length, terminate through the roof. Where structure blocks a full vent run, air admittance valves can serve individual fixtures — but they admit air only, never relieve positive pressure, so the main stack vent stays open.
Flood-Elevation Drain Design
On barrier islands and bayfront lots, building codes require living space and plumbing to sit above the design flood elevation. That reshapes the drainage system: fixtures once drained from a slab at grade now sit eight-plus feet up, and every drain must fall to a sewer lateral still buried in saturated sand. Long vertical stacks handle the drop, but horizontal runs beneath the raised floor need careful slope — too flat stalls solids, too steep and water outruns them. Vents must extend through the roofline without trap-siphoning dips, and fixtures or cleanouts below the flood line need backwater protection against surge-driven reversal. In retrofit elevations the original slab plumbing is abandoned in place, and the new system must tie into the old lateral for gravity flow.
